Dear Homeowner,
Let's talk about the pink elephant in the middle of the room--foreclosure.
It is something that no one wants to talk about. However, if you're thinking it will go away by throwing away the letters your lender is sending you, think again. Foreclosures have the same effect on your credit score as that iceberg did to the Titanic. Unfortunately, most people don't know that foreclosures are a double-edged sword.
First, it will appear as a notation in the tradeline which shows all information on your account for the particular creditor. (What is a tradeline you ask?...It is just an entry on your report showing account information--good, bad, or both). In your case it will be bad for the series of missed mortgage payments. Secondly, it appears in the public records sections as an adverse judgment, collection, deliquency, etc...you get the point!. So what does this all mean?
A couple of things....
- You have at least 3 years from the date of the foreclosure to even be considered by lenders for a loan of any kind. (that's the good news!)
- 35% of your total credit score is determined by the two things most affected by foreclosure: 1) the tradeline with the negative payment history and 2) the negative public record.
- Think of it this way. If the average credit score of Dallas residents is 650, a foreclosure could have more than a 200 point impact on your credit score! Try getting any utilities activated in your name with a credit score of 450--it's not happening!
Ok, hopefully now I've at least got you thinking about getting those letters out of the trash can! Listen, I've heard a lot of people say that "knowledge is power" but that couldn't be further from the truth. Unapplied knowledge is useless. In order to change a situation you not only need the "know-how", you need the "DO-NOW"!
